How Long Does It Take to Sell a House in Atlanta?

By Glennda Baker | Sugar and Spice Real Estate Advice | Dear Glennda | Oct 19, 2026

The Short Answer

Budget about three to four months from the day you call an agent to the day you hand over keys. Roughly two to three weeks to prepare and photograph, then time on market, then thirty to forty five days from contract to closing. Time on market is the only variable you control, and you control it almost entirely with price.

Dear Glennda,

We have to be in Charlotte by August first for my husband's job. It is now April. Everyone keeps telling me that is plenty of time and I keep waking up at three in the morning convinced it is not.

How long does this actually take on 123 Banana Street?

Sincerely,

Counting Days in Brookhaven

Dear Counting Days,

You have time. But you have exactly the amount of time, not a comfortable surplus, so let us build the calendar backward and stop the three a.m. wake ups.

The Real Timeline, Stage by Stage

Stage one: Preparation. Two to three weeks. This is the stage sellers skip and then pay for later. Decluttering, repairs, paint, landscaping, cleaning, then professional photography and video. Photography has to happen after the work, not during, and a good photographer books out. Do not compress this. A house that hits the market unprepared burns its best two weeks of exposure.

Stage two: Time on market. This is the wild card. A correctly priced house in a healthy metro Atlanta submarket typically finds its buyer inside the first few weeks. A house priced above the market can sit for months and then still sell for less than it would have brought in week one, which is the cruelest math in this business.

The pattern is remarkably consistent. Your listing gets the most traffic it will ever get in the first ten days. Every serious buyer already looking in that price band sees it immediately. If none of them writes, that is not a marketing problem. That is the market telling you something about price.

Stage three: Contract to closing. Thirty to forty five days. Inside that window: due diligence and inspection, appraisal, loan underwriting, title work, and the walkthrough. Cash closes faster. FHA and VA sometimes run longer. Georgia closings happen at an attorney's office.

Total: roughly ninety to one hundred twenty days from first phone call to keys.

What Slows It Down

  • Overpricing, which is responsible for more delay than every other factor combined

  • Restricted showing windows

  • Occupied, cluttered, or pet heavy conditions

  • Deferred maintenance that shows up in inspection

  • A buyer who has to sell their own house first

  • Financing that falls apart in underwriting, which is why the strength of the buyer matters more than the top line offer number

The Charlotte Specific Advice

Since you have a hard date, two things.

First, do not wait for the house to sell before you plan the move. Decide now what you will do if you are under contract but not closed on August first. Short term rental, extended stay, storage. Having that plan removes the panic that causes sellers to accept bad offers.

Second, know your walk away number before the first showing. Sellers under time pressure make emotional decisions at week six. Decide at week zero, when you are calm, what you will accept and what you will not.

The road is paved with dead squirrels that failed to make a decision. Do not be road kill in your own driveway in July.

Frequently Asked Questions

What is the best month to list a house in Atlanta? Spring generally brings the most buyers, with activity building from late February through June. That said, spring also brings the most competing listings. A well prepared house in October often faces far less competition from a smaller but more serious buyer pool.

How long does closing take in Georgia? Typically thirty to forty five days from binding agreement for a financed purchase. Cash can close considerably faster.

How long should I wait before reducing the price? If you have had meaningful showing traffic and no offers after two to three weeks, the market has already answered. Waiting longer does not improve the answer, it just costs you carrying months.

Does days on market hurt my sale? Yes. Buyers see the number and read it as a signal something is wrong, whether or not anything is. Protecting your first two weeks is worth more than most sellers realize.

Can I sell faster by listing lower? Almost always. Whether that is the right trade depends on your timeline, and yours is real.

You have time, Counting Days. You do not have time to waste four weeks testing a price you already know is too high. Price it right the first week and go pack.
